Sterling Lake Host Agreement

Version 2026-10-draft-1

Draft — for owner and legal review before operational use. This document has not been reviewed by an attorney and is not yet in effect. Items in [brackets] must be completed by Sterling Security.

This agreement is between [legal business name] (“Sterling Security”) and the approved property host (“Host”). It applies once Sterling Security approves the Host's application and both parties sign it. It is read together with the Device Installation Agreement and the Compensation Terms.

1. Equipment ownership

All monitoring equipment, enclosures, mounting hardware, cables and accessories installed under this agreement (the “Equipment”) remain the property of Sterling Security at all times. The Host acquires no ownership interest and may not sell, lend, pledge or dispose of the Equipment.

2. Installation consent

The Host confirms they own the property or are authorized to approve installation, and consents to Sterling Security installing two separate monitoring equipment boxes at locations agreed during the installation visit. Each box uses an ESP32-based controller and is secured in a locked enclosure.

3. Property access

The Host grants Sterling Security's authorized technicians reasonable access to the installation locations for installation, maintenance, inspection and removal. Except in an urgent equipment safety situation, Sterling Security will arrange visits in advance at reasonable times. Technicians will carry identification.

4. Wi-Fi and power

  • At least one box connects to the Host's existing Wi-Fi network. The Host consents to the equipment using that network for low-volume data transmission. [Specify the expected monthly data usage.]
  • The Host will not be asked to provide their Wi-Fi password through the website. The technician configures Wi-Fi on site using authorized equipment; Sterling Security will [describe how Wi-Fi credentials are stored on the device and protected].
  • Where equipment uses the Host's electrical power, the Host consents to that use. [Specify expected power draw or note solar/battery operation.]
  • If the Host changes their Wi-Fi network name or password, they will tell Sterling Security so a technician can reconfigure the equipment.

5. Permitted data collection

The Equipment collects only environmental and device-health data: [list measurements — for example water temperature], connection status, firmware version and signal strength. It does not collect audio, images, video or information about people, devices or traffic on the Host's network beyond what is needed to connect.

6. Maintenance

Sterling Security is responsible for maintaining the Equipment. Maintenance notices appear in the Host's dashboard. The Host agrees to report visible damage, loss or malfunction promptly.

7. Prohibited tampering

The Host will not open, tamper with, modify, disconnect, relocate or interfere with the Equipment, or allow others to do so, without written authorization from Sterling Security. Disconnecting Wi-Fi or power for ordinary household reasons is not tampering, but extended outages may affect compensation eligibility.

8. Equipment damage

The Host is not responsible for ordinary wear, weather or damage they did not cause. [Counsel to define Host responsibility, if any, for intentional or negligent damage, and any cap.]

9. Device removal

Sterling Security may remove the Equipment at the end of this agreement or when needed for maintenance, upgrade or program changes, with reasonable notice. The Host may request removal at any time through the dashboard or contact page; Sterling Security will schedule removal within [30] days.

10. Program termination

Either party may end this agreement with [30] days' written notice. Sterling Security may end it sooner if the Host breaches section 7 or if continued installation is unsafe or unlawful. Sterling Security may end the host program with [30] days' notice to all Hosts.

11. Compensation eligibility and timing

While the installation is active and the Host complies with this agreement, the Host is eligible for $5.00 per month as described in the Compensation Terms. Compensation starts in the month the installation becomes active and ends when this agreement ends.

12. Missed payments

If a payment is late or missing, the Host should contact Sterling Security. Sterling Security will investigate and pay any amount owed within [14] days of confirming it. Payments are recorded in the Host's dashboard only after they are sent.

13. Privacy

Personal information is handled under the Sterling Security Privacy Policy. Host addresses, phone numbers and payment identifiers are never published.

14. Liability and responsibility

[Counsel to draft: allocation of liability for property damage caused by installation or Equipment, Sterling Security's insurance position (do not reference insurance unless verified), and limitation of liability.]

15. Disputes and cancellation

The parties will first try to resolve disputes informally by contacting each other. [Counsel to specify dispute resolution, venue and governing law.] The Host may cancel before installation at no cost by withdrawing their application.

16. Signatures

[Signature block for Host and Sterling Security representative, with date and installation address.]
